A water heater failure usually doesn't happen without warning. Most give you signals weeks or months before they quit completely. Catching these early saves you an emergency call on the coldest morning of the year.
Tank water heaters last 8-12 years. Tankless units last 20+. Find your unit's manufacture date on the label (usually a sticker with serial number โ the first two numbers often indicate the year).
If your tank is 10+ years old and showing any of the other signs below, don't repair โ replace.
Red or brown hot water means the tank interior is corroding. Once the steel tank starts rusting through, replacement is imminent โ possibly days. Rusty water also indicates the anode rod (the sacrificial metal rod that prevents tank corrosion) has been depleted for years.
Sediment builds up at the bottom of tank water heaters over years. As the burner heats water through the sediment layer, it creates rumbling or popping sounds. Heavy sediment buildup means:
Flushing the tank annually prevents this; once you hear this sound on an older unit, it's usually late-stage.
Any water pooling under or around the tank means the tank itself has developed a crack or the connections are leaking. If the tank body is leaking โ replace immediately. A cracked tank does not get repaired.
If your 50-gallon tank used to last through two showers and now struggles for one, sediment has reduced effective capacity. The same tank now only holds 35 usable gallons of hot water.
Hot, then lukewarm, then hot again โ the thermostat or heating element is failing. Repair is possible on newer units; on a 10+ year old unit, the repair cost often isn't worth it compared to a new efficient unit.
Rust on the supply pipes, around the pressure relief valve, or at the tank connections means moisture has been present. Check the anode rod port (top of the tank) โ if the rod has fully corroded, the tank itself is next.
Rule of thumb: if the repair cost exceeds 50% of a new unit's cost AND the unit is over 8 years old, replace it. You'll be in the same position in 1-2 years with another repair bill.
